Nambiar Builders enters JDA with Sobha Limited for additional residential phase

Nambiar Builders has entered into a joint development agreement with Sobha Limited for an additional residential phase, launched in March 2025, where Nambiar acts as the landowner and Sobha as the developer. The phase is expected to strengthen the group's cash flow position as these are free cash flows for Nambiar Group.

Structural arrangement and portfolio expansion

The Nambiar group now has two JDA projects with Sobha Limited covering approximately 55 lakh square feet, where the Nambiar group is the landowner and Sobha Limited is the developer. Under the JDA structure, revenue is shared at 23.5% to Nambiar group and 76.5% to Sobha Limited.

The project is entirely handled by Sobha Limited in terms of operations, financial requirements, and managerial support, with the entire execution and marketing carried out by the Sobha group.

Cash position and committed receivables

As of January 2025, the Nambiar group has a committed receivables position of over ₹2,000 crore, which covers over 130% of the remaining project costs and outstanding debt. Committed receivables also include over ₹150 crore to be received from Sobha Limited under ongoing JDA projects, which are likely to be realised substantially within a year on completion of the project.

Nambiar group's operational foundation

The group continues to derive strength from the extensive experience of the promoters, established presence in the real estate markets of Bengaluru, comfortable operational efficiency, and strategic locations of projects.

The key promoters—Ratheesh Nambiar (Managing Director), Rajesh Nambiar (Director), and Ramesh Nambiar (Director)—have over 15 years of experience and track record in executing residential real estate projects in Bengaluru.

Strategic land holdings and geographic focus

As of January 31, 2025, the Nambiar Group owns a substantial land bank of over 300 acres, with significant development potential. The group's projects are strategically situated between Hosur Road and Sarjapur Road, near the Wipro corporate office, along the rapidly developing Dommasandra-Chandapura road, which has become a prime area for residential developments with good connectivity to major IT hubs including Marathahalli, Whitefield, and Electronic City.

The Nambiar Group is primarily focused on real estate development in the Bengaluru market, with a portfolio that includes residential, commercial, and villa developments.
