Nambiar Builders is a Bengaluru-headquartered residential developer incorporated on 26 August 2009 and registered with the Registrar of Companies, Bangalore. Founded by three brothers, Rajesh Nambiar, Ramesh Nambiar and Ratheesh Nambiar, the company operates from PR Business Center on the Outer Ring Road at Kadubeesanahalli, Bellandur. Ramesh Nambiar leads the company as Managing Director, with Rajesh Nambiar as Chairman and Ratheesh Nambiar as Group Chairman. Over sixteen years, the firm has scaled from a focused villa builder into a multi-format developer recognised for South-East Bengaluru's Sarjapur and Muthanallur corridor.

The approach is deliberately narrow and geography-led. Nambiar concentrates on one part of Bengaluru, planning communities with practical layouts, wide internal roads, native landscaping and generous open space. Villa projects use signature design language and landscaped enclaves, while the township format adds large clubhouses, internal retail and staged civic infrastructure so that occupied phases remain functional as later phases continue construction. CRISIL upgraded Nambiar Builders Pvt Ltd to A-/Stable on 30 April 2025, citing a stronger business profile and clearer cash-flow visibility, and the company was named Trusted Premium Builder of the Year at the Times Business Awards in June 2025. Bellezea was earlier recognised for Excellence in Real Estate Development at the Indywood Built in India Excellence Award 2018. With a 202-strong team and reported revenue of around ₹364 crore for FY2025, Nambiar continues to build within one geography rather than chase scale across cities.

Luxury Villa Communities

Villas remain the core of Nambiar's portfolio. Bellezea off Sarjapur Road set the template with expansive 4 BHK homes, lush landscaping and the curated Club Bellezea hospitality block. Ellegenza on Muthanallur Road extended the format with elegant 3 and 4 BHK villas across 2,076 to 3,480 sq ft, and the 2024 Purple Crest Edition refreshed the architecture and amenity mix for a new wave of buyers seeking limited-edition enclaves in South-East Bengaluru.

Sustainable Community Planning

Sustainability is built into the masterplanning rather than added as a feature list. Township-Scale Development

Nambiar District 25 is a 100-acre integrated township on Sarjapur Road at the Muthanallur junction, planned with residences, retail, workspaces and civic infrastructure. Phase 2 was launched on 20 August 2025 with RERA issued the same day, and possession across phases is targeted for 2030. The masterplan emphasises early clubhouse readiness, internal roads and staged handovers so that occupied pockets remain fully functional while subsequent phases are still under construction.

Nambiar Builders Pvt Ltd

The flagship development entity, incorporated on 26 August 2009 and led by Managing Director Ramesh Nambiar. It handles design, approvals, construction and customer delivery across the villa and apartment portfolio. CRISIL upgraded the company to A-/Stable in April 2025, reflecting a stronger business profile and clearer cash-flow visibility. With a team of around 202 employees, the entity anchors all marquee launches including Bellezea, Ellegenza, Millenia and District 25.

Nambiar Hospitality

The hospitality arm operates Club Bellezea inside the Bellezea villa community, offering standard and premium rooms, a swimming pool with a kids' pool, café and lounge bar, spa and salon and a mini theatre. The same in-house team curates clubhouse experiences across other Nambiar communities, ensuring that hospitality-grade service standards are extended to everyday community amenities rather than outsourced to third-party facility operators.

Nambiar Ensemble Residential Projects LLP

A dedicated project-level vehicle structured around specific community launches under the group. CARE Ratings maintained a Stable outlook on the entity in May 2025, with the consolidated view highlighting execution track and receivables. CRISIL also assigned BBB+/Stable in April 2025, signalling steady group bookings and a balanced risk profile. This entity allows ring-fenced funding and focused execution, giving each community its own financial discipline rather than pooling risk across the portfolio.

Global Township LLP

A group entity structured for township-scale development, supporting the planning and delivery of integrated communities such as the 100-acre Nambiar District 25 on Sarjapur Road. The entity coordinates internal roads, drainage, civic infrastructure and staged clubhouse readiness across township phases, with possession across District 25 phases targeted for 2030 under a five-year build plan. Its focus is to keep occupied pockets functional while later phases continue construction.

Sentrise Construction LLP

The in-house construction LLP within the Nambiar Group, responsible for civil works, MEP and finishing across group projects. Bringing construction in-house allows direct control over material quality, contractor management and site programming, which supports Nambiar's record of on-time handovers. The team coordinates closely with the group's planning, QS and QA functions so that specification standards remain consistent across villas, apartments and the staged phases of District 25.
