Nambiar District 25 Phase III launches in Sarjapur after RERA registration
Phase III launches in the Sarjapur corridor
Nambiar Builders has formally launched Nambiar District 25 Phase III, a residential apartment phase within its District 25 township on Chandapura–Dommasandra Road in Bengaluru’s Sarjapur corridor. The launch was announced on 1 July 2026. The phase has 1,202 homes across eight towers on 11 acres, with 85% of the phase land designated as open area in the launch update.
The project has its own Karnataka Real Estate Regulatory Authority registration: PRM/KA/RERA/1251/308/PR/260526/008686. The registration number encodes 26 May 2026. Phase III is promoted by Nambiar Ensemble Residential Projects LLP and marketed under the Nambiar Builders brand. The launch update also cited a planned investment of ₹1,900 crore and a topline target of ₹3,071 crore.
The details
Phase III is planned as part of District 25, which Nambiar describes as a 210-acre township. The launch update puts the homes in 2, 3, 4 and 4.5 BHK configurations, with an overall area range of 1,250 to 2,980 sq. ft. It gives a 1,250–1,517 sq. ft. range for 2 BHK apartments. The launch starting price was ₹1.62 crore.

The developer presents the phase as part of a sports-centred residential concept, with wraparound balconies and a high-rise interpretation of villa-style living. District 25’s advertised amenities include a Sports District with more than 20 acres of sports facilities, a 2,50,000 sq. ft. clubhouse across seven acres, 125-plus amenities and a four-kilometre jogging and cycling track. The broader township promotion also highlights more than 3,500 native trees.
The location
The site lies along Chandapura–Dommasandra Road, with Sarjapur Road forming part of the surrounding corridor. Nambiar places the project 600 metres from the proposed Muthanallur Metro Station; this is planned connectivity rather than an operating station. Carmelaram railway station serves the wider Sarjapur Road area. The location also connects the project to a part of southeast Bengaluru associated with residential growth and employment hubs, including the Sarjapur and Electronic City directions.
Sarjapur Road’s 2026 market indicators provide wider context for the launch. Housing.com reported an average asking price of ₹11,559 per sq. ft. and a 14.71% year-on-year change. These locality figures describe the broader market, not the pricing of Phase III.
The developer
Nambiar Builders was founded in Bengaluru in 2009. The company says it has delivered more than two million sq. ft. and focuses on Bengaluru, particularly the southeast and Sarjapur corridor. Its named projects in the city include Bellezea, Ellegenza, Millenia and District 25. Phase III extends the District 25 development through a separately registered phase within the larger township.
What comes next
The launch marks the next phase of development at District 25 following the project’s Phase III RERA registration. The stated possession date is February 2032. The 11-acre phase, its apartment mix and its place within the larger township are detailed on the Nambiar District 25 Phase III project page.
