Nambiar Builders Enters Bannerghatta Road Corridor with 76-Acre Villa Community
Nambiar Builders has announced a pre-launch gated villa community at Bilwaradahalli on Bannerghatta Road in South Bangalore. The project spans 76 acres, of which Phase 1 is spread across 36 acres with 298 villa plots. Pricing begins at Rs 4.70 crore.
Developer and Track Record
Nambiar Builders was incorporated in 2009 by three brothers: Rajesh Nambiar (Chairman), Ramesh Nambiar (Managing Director), and Ratheesh Nambiar (Group Chairman). The company works from a corporate office at Marathahalli and builds exclusively in Bengaluru.
The firm is known for low-density housing rather than high-rise volume — gated villa communities, with a township and an apartment development added more recently. Nearly all of that earlier work stands in south-east Bengaluru, off Sarjapur Road. The company has delivered more than 12 million square feet across roughly 250 acres.
A New Corridor for the Developer
This project marks the firm's move into a different corridor — Bannerghatta Road, at Bilwaradahalli in south Bangalore. The developer brings fifteen years of building precisely this kind of low-density gated housing, with finished communities a buyer can walk through before committing.
Location and Connectivity
The project sits in the southern reach of Bannerghatta Road, roughly 3 km short of the Bannerghatta Nature Camp, where the built-up city gives way to the wooded country around Bannerghatta National Park. Bannerghatta Road is well-connected to other key areas in Bangalore through NICE Road, ORR, and the upcoming Namma Metro lines, linking it seamlessly to major areas like JP Nagar, Koramangala, and Electronic City.
The under-construction Pink Line of Namma Metro connects Kalena Agrahara station on Bannerghatta Road to Nagawara station on Outer Ring Road. The line is expected to open by mid-2026.
Villa Configuration
Two villa types are offered: 35 × 55 (1,925 sq.ft. of land) and 40 × 63 (2,520 sq.ft.), each built out as a G+2 villa of 3,732 to 4,638 sq.ft.
Project Status and Timeline
Nothing has been constructed yet. The project is at pre-launch stage and K-RERA approval is expected by 20 August 2026. K-RERA registration has been applied for and no number has been allotted; the project is pre-launch.
