Published
Nambiar Builders has launched Nambiar District 25, an integrated apartment township on Sarjapur Road in South East Bengaluru. The project is spread across a 100-acre site at Muthanallur Cross on Chandapura-Dommasandra Road in Dommasandra, about 1 km off Sarjapur Road. It is registered with the Karnataka Real Estate Regulatory Authority under RERA number PRMKARERA1251308PR100125007377, which was approved on 10 January 2025. The first phase was launched on 26 January 2025.
The township has since expanded in stages. Phase 2 was registered and launched on 20 August 2025, and Phase 3 followed in May 2026. Phase 1 and Phase 2 together account for 1,612 launched homes, with 796 in the first phase and 816 in the second. The overall plan runs to more than 5,400 homes. The project also won the Times Business Award 2025 for Integrated Township of the Year.
Project details and configurations
Nambiar District 25 is built as villa-style living in skyrise towers. Each floor has only four units, all of them corner units, so no apartments share a wall. Residences include spacious wraparound balconies. Phase 1 comprises six towers, each rising to 32 floors above a basement and ground floor. Phase 2 comprises six towers of 34 floors.
The Phase 1 homes are offered in the following configurations:
- 2 BHK with 2 toilets, super built-up area of 1,260 sq ft, from ₹1.70 Cr
- 2.5 BHK with 2 toilets, super built-up area of 1,521 sq ft, from ₹2.05 Cr
- 3 BHK with 3 toilets, super built-up area of 1,518 to 2,075 sq ft, from ₹2.28 Cr
- 4 BHK with 4 toilets, super built-up area of 2,612 to 2,980 sq ft, from ₹3.52 Cr
The indicative rate across the project is around ₹13,400 per sq ft. The listed prices are all-inclusive, with a minimum down payment of ₹17.00 lakh inclusive of taxes. The payment plan is construction-linked, with home loans available for up to 90 percent of the value. Phase 1 is targeted for possession in February 2030, and Phase 2 in September 2030.
Buyers should note that one car parking slot is included in the listed Phase 1 price. Maintenance after possession is estimated at ₹5 to ₹6 per sq ft per month, and an advance maintenance amount of ₹75 per sq ft for the first year is collected at booking. Development and infrastructure charges are indicated at about ₹633 per sq ft, and GST applies at 5 percent on the basic value under construction.
The township is planned with more than 80 percent open area and 40 percent green cover, with over 3,500 native trees. Specifications include vitrified tiles, granite kitchen platforms, stainless steel sinks, branded fittings, four elevators per tower, 24-hour water supply, power backup, and 24x7 security with CCTV.
Amenities
The central clubhouse, Club SOHO, covers about 2.5 lakh sq ft on more than seven acres and offers over 125 amenities. These include an Olympic-length swimming pool, a family pool and a kids pool, a fully equipped gymnasium and aerobics studio, a yoga deck and meditation zone, and a library. Sports facilities include basketball, pickleball, tennis, volleyball, squash and cricket courts, along with a turf soccer court. Recreation options cover a bowling alley, mini golf, a trampoline and skate track, an indoor games zone and an amphitheatre. The township also has a 4 km peripheral track for cycling and jogging, a convention hall, co-working spaces, and dedicated areas for children and senior citizens.
Location and connectivity
Nambiar District 25 sits about 19.4 km from Bengaluru city centre and roughly 7.6 km from Electronic City. Sarjapur Road is the main arterial route nearby, and Sarjapur Main Road is about 1.3 km away. The Yellow Line metro, operational since 10 August 2025, serves the wider area through the Bommasandra and Hebbagodi stations.
Several large nearby establishments add to the area's employment base. Wipro's Kodathi campus is about 4.3 km away, and Decathlon's Sarjapur Road store is about 5 km. The Peripheral Ring Road, also called the Bengaluru Business Corridor, is an 8-lane, 73 km access-controlled expressway that runs through the Sarjapur Road belt and is partly operational. The Satellite Town Ring Road, a 280.8 km expressway linking 12 satellite towns, is also planned for the region. The proposed Sarjapur-Hebbal Red Line metro, about 37 km long with 28 stations, is targeted for completion between 2032 and 2033.

What comes next
Construction at Nambiar District 25 is ongoing. Phase 1 is largely sold, and bookings for Phase 2 are open. Phase 3 has been launched with its own RERA registration, extending the township's planned homes beyond the first two phases. Buyers tracking the project can follow the township's possession timelines of February 2030 for Phase 1 and September 2030 for Phase 2, along with the progress of the Peripheral Ring Road and the Yellow Line metro corridor that will shape access to the site in the coming years.
