Nambiar Builders readies Beverly Park villa community in Bilwaradahalli

Nambiar Builders has opened the pre-launch of Nambiar Beverly Park, a gated villa community at Bilwaradahalli on Bannerghatta Road in south Bengaluru. The developer had set 10 August 2026 for the pre-launch and 20 August 2026 as its target for Karnataka RERA registration and the formal launch. Expressions of interest are being accepted from Rs 5 lakh. An expression of interest is refundable and does not amount to a booking.
The master plan covers 76 acres, and the first phase spans 36 acres with 298 villas. Every home is a G+2 villa across three levels, and each villa has a private lift serving all three floors, which the developer presents as the main point of difference in the layout. The scale of the open space and the 60,000 sq ft duplex clubhouse give the project a footprint that few villa communities on this stretch of road can match.
Villa sizes, pricing and approvals
Two configurations are planned, both four-bedroom G+2 villas. The 35 x 55 villa sits on a 1,925 sq ft plot with a saleable area of 3,732 to 3,782 sq ft, priced from about Rs 5.48 crore. The 40 x 63 villa sits on a 2,520 sq ft plot with a saleable area of 4,638 sq ft, priced from about Rs 6.82 crore. The indicative rate is Rs 13,499 per sq ft of saleable area. Phase 1 pricing runs from Rs 5.48 crore to Rs 7.29 crore, with the upper end set by an east-facing corner 40 x 63 villa that carries a preferential location charge.
The quoted prices include the development and infrastructure charge and 5 per cent GST. Registration, stamp duty and maintenance are payable separately. Maintenance is set at Rs 48 per sq ft for the first year, inclusive of 18 per cent GST.
Each villa comes with the following provisions:
- Covered parking for two cars
- A driver's toilet and a separate domestic-help room with its own bath
- A utility room and a top-floor leisure level with a multipurpose room, celebration terrace, wellness terrace, yoga deck, dance deck and barbeque zone
The community-level plan includes six landscaped parks along the southern boundary, 12 m internal roads, an entrance plaza with a dedicated bus bay and a small retail block at the gate. The developer has said villas will be sold only after K-RERA registration. The application has been filed, and a registration number has yet to be allotted to the project.
Bannerghatta Road connectivity
Bilwaradahalli sits along Bannerghatta Road, Karnataka State Highway 87, which runs about 49 km from Adugodi through Arekere, Hulimavu and Gottigere toward Jigani and Anekal. The road meets Hosur Road at Adugodi and the Bengaluru-Mysuru Infrastructure Corridor near Gottigere. Electronic City is about 15 km away, and the Bannerghatta Nature Camp is around 3 km.
Namma Metro's Pink Line, with 18 stations between Kalena Agrahara and Nagawara, runs along this corridor. Stations on Bannerghatta Road include Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase, Jayadeva Hospital, where the Yellow Line interchanges, and Tavarekere. The elevated stretch from Kalena Agrahara to Tavarekere completed its CMRS inspection on 8 October 2026 and is awaiting authorisation and an opening date. The underground section is expected in 2027. The Blue Line's trial runs toward the airport corridor were targeted for the end of October 2026.
Medax in Gottigere, Sri Sairam in Hulimavu, Narayana Nethralaya, Apollo and Fortis are among the hospitals on or near the road, and IIM Bangalore runs along the same stretch. Widening of Bannerghatta Road to 45 m, estimated at Rs 137 crore, is also on the planning list for the corridor.
Nambiar Builders' track record
Nambiar Builders Private Limited was founded in Bengaluru in 2009 by three brothers, and the group is led by Rajesh Nambiar as Chairman, Ramesh Nambiar as Managing Director and Ratheesh Nambiar as Group Chairman. The privately held developer states that it has delivered more than 12 million sq ft across roughly 250 acres.
Its completed Bengaluru projects include Nambiar Millennia and Nambiar Ellegenza on Sarjapur Road. Its current flagship, Nambiar District 25, is an integrated township of about 100 acres at Muthanallur Cross on Sarjapur Road, which received the Times Business Award 2025 for Integrated Township of the Year. Nambiar Bannerghatta, a 50.4-acre villa project on the same road with 4 and 5 BHK homes from about Rs 4.70 crore, and Nambiar Villas on Kanakapura Road, with 3 and 4 BHK villas on 15 acres, round out the developer's villa portfolio in the city.
What comes next
The immediate milestones are K-RERA registration, the formal launch that the developer had targeted for 20 August 2026, and the release of pricing and specification details for the villa floor plans. The developer has stated a completion date of 31 December 2030 and a possession date of 15 January 2031.
For buyers tracking the wider corridor, the Pink Line's Lakkasandra station on Bannerghatta Road is listed for opening in May 2027, and the underground section of the line is expected in the same year. Those timelines will shape how quickly the villa community's connectivity improves after the homes are handed over.
