Phase 3 Receives RERA Clearance as Nambiar District 25 Scales

Nambiar Builders has secured RERA registration for Phase 3 of its flagship District 25 township, marking the third and largest regulatory milestone for the 100-acre development on Sarjapur Road. The project is registered under Karnataka RERA with registration number PRM/KA/RERA/1251/308/PR/260526/008686 and is expected to launch in the first quarter of 2026.

Phase 3 introduces 864 premium residential units across multiple configurations—2, 2.5, 3, 3.5, and 4-bedroom apartments ranging from approximately 1,200 to 3,000 sq. ft. An introductory rate of ₹12,000 per sq. ft. has been announced for early bookings, positioning Phase 3 at a different pricing tier than the completed registrations of Phases 1 and 2.

Lake-Facing Design and Waterfront Setting

A defining feature of Phase 3 units is direct exposure to the project's central water body. Apartments are positioned to enjoy serene water views from homes, and the project features overlooks of a rejuvenated 42-acre lake. This centerpiece, combined with the township's broader landscaping, anchors the so-called SOHO lifestyle positioning—a concept adapted from New York's SoHo neighbourhood where living and working coexist without compromise.

Construction Progress on Earlier Phases

As of 26 February 2026, Nambiar District 25 on Sarjapur Road has transitioned from the earthwork phase to a high-momentum structural construction stage. Phase 1 towers (1–6) are moving into the superstructure stage, with several towers past the 10th to 15th-floor slabs as of early 2026. MIVAN aluminum formwork technology is being deployed for rapid cycle times of approximately 7–10 days per floor.

Phase 1 (796 homes across 6 towers) and Phase 2 (816 homes across 6 towers) are on track for possession in February 2030 and September 2030 respectively.

Township Scale and Amenities

The 100-acre integrated township by Nambiar Builders is located at Muthanallur Cross on Chandapura-Dommasandra Road, Dommasandra, East Bengaluru—around 1 km off Sarjapur Road. The project is planned for over 5,400 homes across phases, making it among the larger township-scale developments in the corridor.

Central to the lifestyle is Club SOHO, a 7-acre recreation zone housing a 2.5 lakh sq. ft. fully equipped clubhouse with over 125 world-class amenities and serving as the hub for fitness, recreation, and community connection. Facilities include an Olympic-length swimming pool, bowling alley, badminton, multiple sports courts, a gymnasium, aerobics/yoga decks, and a 4 km dedicated jogging and cycling loop.

The township is designed around open space and greenery, with about 80% open areas, 40% green cover, and over 3,500 native trees, with a central spine road connecting homes, retail, and communal facilities, and a 4 km jogging and cycling loop alongside landscaped parks and family zones.

Location and Connectivity

The site sits within East Bangalore's growth corridor. Located off Sarjapur Road near Muthanallur Cross, the project offers easy access to IT hubs, schools and malls, while the upcoming Red Line metro and strong social infrastructure boost its value. A metro station is proposed at Muthanallur Cross on the Hebbal–Sarjapur corridor (Phase 3A), and the site is approximately 600 metres from this proposed stop.
