Live the SOHO Life in Bengaluru !
Nambiar District 25 is a 100-acre integrated township on Sarjapur Road, Bengaluru, conceived around an idea its makers call The SOHO Life. The project won the Times Business Award 2025 for Integrated Township of the Year. Phase 2 introduces villa-style skyrise residences set within a master plan that places clubhouse, commercial zones, and green spine within easy walking reach of every home.
The lifestyle promise is built around space and privacy. Each floor holds only four corner residences, with wraparound balconies that bring outside air into every room. The project features a sprawling green space that covers more than 40% of the site, with 3500+ native trees carefully planted to honour Bengaluru's natural beauty. A 4 km peripheral jogging and cycling track stitches together gardens, sports courts, and pavilions that change in character as residents move through them.
Design philosophy here treats the apartment as a vertical villa. Floor plates are organised so units do not share walls, balconies wrap around principal rooms, and corner orientations open homes to multiple directions of light. The Club SOHO, set across 7 acres with a 2,50,000 sq ft built area, anchors the social life of the township with a flea market zone, sculpture court, food truck zone, Olympic-length pool, and dedicated kids' play zones. Specifications include RCC framed construction, vitrified tile flooring across living areas and bedrooms, UPVC or aluminium framed external windows, and 100% DG backup for apartments.
The timing of the launch matters. The Yellow Line (Silk Board to Bommasandra) has been operational since August 2025. The proposed Muthanallur metro station on the Hebbal-Sarjapur corridor sits 600 metres from the gate, and the Sarjapur Road employment belt continues to absorb new tech investments from operators with campuses at Kodathi, Carmelaram, and the wider Outer Ring Road stretch. Phase 1 of the township is already under construction, with excavation commenced in January 2025.
This is a community built for the way Bengaluru lives now, where home, work, and leisure compress into a single address. Step inside the story at District 25 to see how a township scales without losing the intimacy of a neighbourhood.

Nambiar District 25 sits on Chandapura-Dommasandra Road, a short turn off Sarjapur Main Road near Muthanallur Cross in East Bengaluru. The site sits just 1 km off Sarjapur Main Road, accessed via a 100-foot-wide approach road. The address places residents within the Sarjapur growth corridor, a stretch that connects three of the city's largest employment clusters: the Whitefield belt to the north, Electronic City to the south, and the Outer Ring Road tech parks to the west. The surrounding micro-market is anchored by international schools, hospitals, and a growing retail ecosystem.
The location's defining advantage is its proximity to upcoming transit. A station is proposed at Muthanallur Cross on the Hebbal-Sarjapur corridor (Phase 3A), and the site is approximately 600 metres from this proposed stop. Wipro's SEZ at Kodathi is about 5 km away. RGA Tech Park is about 6.6 km. Electronic City is about 11.8 km. For families and professionals, the address balances tech-corridor access with a quieter residential setting that retains its native tree cover and lake-adjacent character.

The Yellow Line (Silk Board to Bommasandra) has been operational since August 2025. The line directly serves the Sarjapur-Electronic City belt and connects residents to Central Bengaluru through interchanges at Silk Board and beyond.
The Red Line is a new metro route that has been approved by the Karnataka government and is waiting for final approval from the Union government. It will connect Hebbal to Sarjapur, covering 37 km with 28 stations. One of these stations will be at Muthanallur Cross, which is only 900 meters from Nambiar District 25. The Red Line is expected to open around December 2030.
The area is well-connected through major roads, including the Outer Ring Road, SH-35, and the upcoming Satellite Town Ring Road (STRR), providing seamless access to Whitefield, Electronic City, and Marathahalli.
Planned Peripheral Ring Road upgrades and ongoing widening on the Chandapura-Dommasandra Road will ease access between the Sarjapur corridor, Electronic City and the Hosur belt, shortening commutes for residents working in southeast tech parks.
Continued investment by anchor employers along Sarjapur Road, including Wipro SEZ at Kodathi and RGA Tech Park, is expanding the catchment of daily commuters and strengthening rental demand for residential addresses within the corridor.
The project won the Times Business Award 2025 for Integrated Township of the Year. The recognition arrived at an early stage in construction, signalling industry confidence in the master plan, the 100-acre scale, and the SOHO Life concept that organises homes, retail and the clubhouse along a single internal spine.
Each floor holds only four corner residences with no shared walls, wraparound balconies, and multi-directional light. The configuration delivers the privacy and air of a villa within a high-rise format, a layout uncommon at this scale on the Sarjapur corridor.
A station is proposed at Muthanallur Cross on the Hebbal-Sarjapur corridor (Phase 3A), and the site is approximately 600 metres from this proposed stop. The Yellow Line is already operational nearby, anchoring the broader transit story for residents commuting to Electronic City and central Bengaluru.
The master plan retains nearly 40% of native ground with more than 3,500 trees proposed, a 4 km peripheral jogging and cycling track, and themed gardens spanning pollinator, nocturnal, medicinal and sacred flower zones. The green programme is treated as core infrastructure, not an afterthought.
A 2,50,000 sq ft clubhouse anchors the social life of the township with a flea market zone, food truck zone, Olympic-length pool, family pool, party lawn, projection wall, and 125+ curated amenities. The clubhouse is sized to serve the entire township's resident base across phases.
