Nambiar Builders opens EOI bookings for 70-acre Bannerghatta Road villa township
Published
Nambiar Builders has opened expression of interest bookings for Nambiar Bannerghatta Villas, a 70-acre villa township on Bannerghatta Road in south Bengaluru, near Anekal. The EOI window gives early buyers priority access and a choice of preferred plots ahead of the formal launch, which is expected in September 2026. The announcement is dated 3 November 2026.
The township is planned in phases. Phase 1 covers 32 acres of the total land and comprises 298 villa plots, with the developer quoting a price band of Rs 5.53 Cr to Rs 7.1 Cr. Possession is indicated from 2030 onwards. The project sits in the Bilvaradhahalli Shanubhoganahalli area, which places it within the growing residential belt on the southern side of the city.
Phase 1 plots and pricing
Phase 1 offers villa plots in two sizes, both available in east and west facing orientations. The plots measure 35 feet by 55 feet, which is 1,925 sq ft, and 40 feet by 63 feet, which is 2,520 sq ft. Built-up areas are indicated at about 3,700 to 3,800 sq ft for the smaller plot and about 4,600 to 4,700 sq ft for the larger one, allowing buyers to choose between a compact villa footprint and a more generous layout.
- Total land: 70 acres across the township
- Phase 1 land: 32 acres
- Phase 1 plots: 298 villa plots
- Plot sizes: 35 ft x 55 ft and 40 ft x 63 ft, east and west facing
- Price band: Rs 5.53 Cr to Rs 7.1 Cr
- Possession: from 2030 onwards
The township is designed as a low-density villa community of ground plus two floors, a format that suits buyers seeking privacy and open space within easy reach of the city.
Location on the Bannerghatta Road corridor
Bannerghatta Road is one of the principal arterial routes in south Bengaluru. It gives direct access towards Electronic City and the technology and office campuses along that belt, and it connects to several hospitals that serve the southern residential areas. Anekal, the nearby town, adds to the local draw for families looking at the stretch between the city and the Karnataka border.
The site is also close to the Bannerghatta National Park, which contributes green cover and a natural setting to the surrounding neighbourhood. Bengaluru's metro expansion continues to shape connectivity across the southern corridors, and the township's long timeline to 2030 gives the surrounding infrastructure room to develop.
A developer building in Bengaluru since 2009
Nambiar Builders has been active in Bengaluru since 2009 and describes more than 16 years of experience in premium, low-density villa and township communities. Its work has concentrated on the Sarjapur Road, Outer Ring Road and Electronic City corridors, and its portfolio includes Nambiar Ellegenza, Nambiar Millenia and Nambiar Bellezea in the Sarjapur Road area.
The developer's flagship township, Nambiar District 25, is a roughly 100-acre project on Sarjapur Road with more than 5,400 planned homes. The Bannerghatta Road villa township extends that approach into the southern corridor, applying the same focus on larger plots and a planned community setting.
What comes next
The formal launch of Nambiar Bannerghatta Villas is expected in September 2026, after the EOI window. Buyers considering an early booking may wish to review the project's registration status on the Karnataka RERA portal, since the Real Estate (Regulation and Development) Act generally expects projects to be registered before bookings are taken. Possession of the Phase 1 plots is indicated from 2030 onwards, with construction and development to follow the launch in the coming years.
